Terms and Conditions of Use

By participating and using our service, you understand and agree to the following terms and conditions:

1. Florida Coast Cottages (hereinafter “WE” or “US”) offers advertising and marketing services, booking and call center services, and tenant procurement and review services. We are not offering property management services or cleaning/maintenance services simply by your participation with us; many of those services are available for an additional fee and by separate quote on a case-by-case basis. No guarantees are expressed nor implied.
2. Renters and prospects replying to our website and advertisements are our clients. Our job is to help book or place them in a rental property or unit for a fee. For short-term renters, we take 10% of the total amount paid upfront when we book them at your property (less taxes and cleaning/pet fees, which are received directly from renter by you). For long-term renters, we take an amount equivalent to the first month’s rent for a one-year lease. Our upfront payment is nonrefundable, and by participating in our service, you agree to guarantee our payment as described herein.
3. As a property owner, you may use this website free of charge to create an account and upload details and digital photos to promote your properties and units. You may also log in from time to time using your name and password to add, modify or delete your property and account details as often as desired. By publishing your information on our website we reserve the right to alter or modify any text or photos, including the addition of our contact information to your photos. The property details posted online are provided by the property owner; and although we assume that property owners are providing honest and accurate information, we make no representations, warranties or affirmations that any property information presented online is true, correct, complete and/or not misleading. In good faith, we strive to honestly present your property in the most appealing and informational manner possible and no statements about your property made by us at any time, whether written, spoken or otherwise, will be regarded by you as slander, libel, or misrepresentation in any way whatsoever.
4. When you post your property on our website, it is considered inventory for us to rent. We invest considerable resources to advertise, offer, respond to calls and book your property. Once we book your property and receive the customer’s deposit, that transaction is confirmed and you cannot decline the renter nor change your requirements for that renter, as long as they have met your predetermined requirements. Availability of your property and units must be keep current and accurate with us; please notify us of any changes or black-out dates immediately. If we book your property for a date that you have not restricted, or if you fail to keep your availability calendar information current with us or have booked another party and failed to notify us, our renter takes priority and you must inform your other renter to find alternative accommodations.
5. Do not post your own name, phone number, email or other contact information within the content of your property listing; attempting to get prospective renters to contact you directly will be grounds for immediate termination. We reserve the right to remove or modify any of your property data or delete any account we find to be offensive, misleading or in violation of our policies.
6. All inquiries from prospective renters are the property of Florida Coast Cottages and will be responded to by us. We are honorable businesspeople and we expect you to be the same. Renters, both short-term and long-term, are the source of our livelihood and thus are deserving of our respect. Even after they rent your property from you, these renters are still our customers and we expect you to treat them fairly and professionally.
7. When qualifying long-term tenants, all background checks and credit checks are conducted by us and submitted to you for approval prior to offering to rent your property to any applicant.
8. We are an equal opportunity service; we do not discriminate against anyone, not property owners nor prospective tenants, from participating in our service based on any protected class such as race, creed, color, sex, national original, handicapped or familial status, or sexual preference. Please don't ask us to do so; this is grounds for termination.
9. We reserve the right to refuse service to anyone for any legal and lawful reasons whatsoever, and to remove property listings or close accounts without prior warning. We urge you to use this service respectfully and responsibly, as repeated misuse of this service or violation of our stated policies will be grounds for immediate termination.
